Maximize Your Listing's Online Exposure
When listing a home for sale we always see an initial excitement in the marketplace for that new listing! Here are a few ideas, that as a listing agent, I endorse which might help your listing "keep" that excitement as the process moves along to obtain a few more showings and hopefully find our new home buyer! Please note that not everything on this list will be right for every listing or even your area of the market, but as a listing agent my goal is to help you find a buyer! To come up with some idea beyond just being another agent that throws out the idea of "reduce" pricing to get the job done!
Add a Floor Plan to Listing Photos - This is a great idea as most people can't envision the flow of a room. Floorplanner Pro as just one example, helps to create an interactive floor plan of your property. Another service I use is PlanOmatic. They have a very responsive design and layout to give buyers a better look at your listing. The coolest aspect of Planomatic is that their QuickView feature allows buyers to search within photos for specific rooms from Kitchen, Dining, or Master Bath! Its interactive so it helps you explore every detail of the property, contact me the listing agent, who knows your property better than any buyer's agent would, in an instant, or easily share on social media from Pinterest to Facebook!
Neighborhood/Amenities Photos - Most people need to see that you are selling a "lifestyle," not just a home, yet I rarely see photos of the community within that set of photographs.
"I need to set up a time to come by with my photographer to get photos!" That is something you won't hear from most agents who either use an assistant with an iPhone or take a few shots themselves! Professional photography will set your listing apart! There’s nothing more important than HI-Resolution photography when it comes to online real estate marketing. Once again, I use PlanOmatic, and Obeo most due to the professionalism of their photographers, but also due to the services they provide to help me market all my listings to the fullest!
It's not a Property Description, It's the Story of your Home! - We want more than just the list of features, we want to communicate to home buyers how it feels to live in your home, neighborhood, the outlying community, and what you love about it!

Change the Main Listing Photo - Got this advice from another agent and it works. Buyers and even Agents who search the MLS and other websites every day get numb to the "same old same old!" They get bored with anything except new. By changing it up and modifying the front photo of your listing it may cause them to stop and take a second look!
Blog posts - From blogging about the local community, real estate market trends, to reviewing a recent experience at a local restaurant or upcoming community events, a good agent always finds ways to create links back to your property listing. As a matter of fact, I am a Contributor to several national and local online real estate and community information portals such as Inman.com and Patch.com! I also have a practice of posting listing and real estate content on Google + where I have gotten over 300,000 views just over the past year alone! This is content that gets indexed to Google instantly!
Property Videos - Great way to emphasize your home’s best features to be posted on YouTube, Vimeo, and linked around the net!

From the 25-36 photos MLS and Realtor.com allow, I always go in and enhance the description or "story of your home," in Zillow, Trulia, and other major portals with the 50-65 photos generally taken by my photographer as well. Then it is a matter of showing the home, following up, and staying on those showing agents and buyers that are in the local area community to get an acceptable offer for you!
